Tempe, AZ (February 24, 2025) – Layton Construction has officially broken ground on Nextwave Tempe, an industrial development that will enhance the region’s logistics and manufacturing capabilities. The project, located at 1500 North McClintock Drive, is being developed by Overton Moore Properties (OMP) in partnership with Invesco Real Estate. It will feature three Class A industrial buildings on a 35.5-acre site, formerly home to Big Surf Waterpark.
As the general contractor, Layton is leading the charge in bringing this large-scale project to life, leveraging its expertise in industrial construction to deliver nearly 689,000 square feet of industrial space. The development will support a wide range of tenants, with flexible space configurations ranging from 30,000 to 258,000 square feet.
Building specs:
- Building 1: 258,727 SF, 36’ clear height, 48 dock doors, 4 drive-in doors, 264 parking stalls
- Building 2: 239,787 SF, 36’ clear height, 54 dock doors, 4 drive-in doors, 221 parking stalls
- Building 3: 190,595 SF, 32’ clear height, 60 dock doors, 6 drive-in doors, 252 parking stalls
The buildings will feature tilt-up concrete construction, energy-efficient roofing systems, and loading docks designed for seamless logistics operations. Additionally, the project brings enhanced landscape and covered exterior amenity spaces. Each building includes a speculative office, and the warehouses feature lighting and HVAC—making the buildings ready for occupancy upon completion.
“It’s exciting to be part of the growth of industrial spaces in the valley,” said Vanessa Ostwinkle, project manager at Layton. “As one of the largest industrial contractors in the region, we’re proud to bring our expertise to these projects.”
Located less than one mile from both Loop 101 and Loop 202, Nextwave Tempe offers access to the greater Phoenix area, including key markets such as Scottsdale, Arcadia, and Central Phoenix.
